Perry/Gallagher Team Optimistic on Residential Real Estate Market

Over the past year or so, the slow down in residential real estate sales has received considerable mention in the press, but  A.W. Perry, Inc. and local builder J.P. Gallagher Construction Co. share an optimistic prognosis.  Based on recent sales of condominiums at Spring Meadow in Hanover, MA and home sites in several area subdivisions, Jay Gallagher stated “Buyers are definitely more interested in closing, which is a significant change from the second half of last year”.

“Historically low mortgage rates are helping to keep things moving along”, noted Paul Gallagher. “There was brisk activity during the early spring market with many residential showings.  A number of our available lots have been reserved for building.” 

The A.W. Perry/Gallagher team has collaborated on the development of Whiting Village, Stone Meadow Farm, The Homestead, Spring Meadow, and Windward Lane in Hanover, MA, as well as Deerfield Farm in Pembroke and Deer Hill in Hanson which is just coming on the market.  The joint venture has created local projects which are home to more than 200 South Shore families.

“A year ago, there was 15-16 months of inventory on the market and potential buyers couldn’t move their prior homes”, explained Rich Beal, Vice President of A.W. Perry.  "Now there is only about 11-12 months of inventory”.  “Buyers are motivated and sales are accelerating. We’re optimistic about where the market is going over the next few months.”

Here are a few of their tips for sellers:

  • Price your home competitively so it does not sit on the market for months on end.
  • Clear out the clutter and “de-personalize” your home as much as possible.
  • Make necessary repairs and take care of issues that a potential buyer may notice.
  • Give special care to two key areas - paint and landscaping.  Fresh paint and beautiful grounds make a big difference.
Realize that you may never get a second chance to make a first impression on a potential home buyer and take the steps necessary to ensure a good first showing.
